Expansions, mergers and conversions

Sutton Group expands in the west

Real estate company Sutton Group is expanding its reach with two new offices.

This month, Sutton announced the grand opening of Sutton Beeline Calgary and Sutton Centre Kelowna.

The establishment of the new locations was strategic, says Sutton, as both Kelowna and Calgary offer “significant market opportunities for growth.”

Sutton Beeline in Calgary is led by managing broker Zaeena Gul, while Sutton Centre Kelowna is co-led by managing brokers Emily Coates and John Skender.

“The opening of Sutton Beeline Calgary and Sutton Centre Kelowna represents a significant step forward for Sutton,” said Beatrice Cosentini, vice-president of Sutton’s western region.

“In a market where there is increased demand for innovative solutions, this team exemplifies the forward-thinking vision and enthusiasm required to drive meaningful change in the market.”

“In the short term, my goal is to establish Royal LePage Success Realty as a trusted name in Yorkton and surrounding areas,” said Zawerucha. “Long term, I want to grow a strong team of professionals who share my commitment to delivering outstanding service to clients.”

Century 21 Assurance Realty is led by managing broker Kim Davies.

“Our mission has always been to serve with integrity, lead with purpose, and create value for both investors and residents,” said Treena Piva. “Together, we’re taking that promise to the next level – continuing our commitment to redefine and elevate the expectations of property management through strategic innovation, advanced technology, and next-level service.”

Corcoran Horizon Realty is deepening its roots in Ontario with the opening of its newest office in Hamilton.

Heading up the office as broker/managing partner is Martinus Geleynse, who brings over 16 years of experience in real estate, marketing and community development to the role, according to a company statement.

“Our new Hamilton office reflects our belief in the city’s resilience, diversity and unmatched character,” said Cliff Rego, CEO and broker of record for Corcoran Horizon. “Hamilton is a place of reinvention and grit, where heritage meets innovation. We’re proud to establish a presence in a city that’s not only steeped in history but also driving forward with creativity, entrepreneurship, and community spirit.”

Corcoran is already established in the markets of Kitchener, Cambridge, Port Severn and Toronto.

Odyssey Retail Advisors expands to Canada

Odyssey Retail Advisors, a premier real estate advisory firm, is expanding into the Canadian retail market with a footprint in Toronto.

Headquartered in New York, with offices in Miami, Chicago and Los Angeles, the firm advises luxury and contemporary retailers in expanding their presence worldwide and guides developers in creating upscale shopping destinations.

Together, they bring decades of experience advising national and international retailers across the Canadian retail landscape, says a company statement.

Important milestones

New HQ for Berkshire Hathaway HomeServices Québec

Berkshire Hathaway HomeServices Québec is celebrating the grand opening of its new headquarters in Montreal.

Located minutes from Royalmount, dubbed the largest private development underway in the province, the move marks a step forward for the brokerage, which established itself in Québec in 2020.

The 2,000-square-foot space, located in suite 290 of 5929 Trans-Canada Highway, is designed to have the look and feel of a penthouse condominium, rather than an office, according to a company statement.

The brokerage is led by founder and CEO Sacha Brosseau, who is planning to expand across the province.

“We will grow with the right people, at the right pace,” he said in a statement. “We’ve witnessed what happens when large corporations prioritize spreadsheets over their brokers, and we are building a different kind of company—one where growth serves to strengthen and support every member of our organization.”

Engel & Völkers Ottawa signs up for another decade

Engel & Völkers Ottawa recently announced the renewal of its franchise agreement, marking a decade in Ottawa’s high-end real estate market and committing to another 10 years under license partners John King and Larry Mohr.

Since 2016, Engel & Völkers Ottawa has expanded to four shops across the metropolitan region.

The brokerage has become a major player in Ottawa’s luxury segment, representing 12 per cent of all properties sold over $1 million and a commanding six per cent of the overall market share, according to a company statement.

Their 150 advisors make up three per cent of the local real estate board.

Berkshire Hathaway HomeServices Québec, which opened in June, celebrated the opening of its new head office in the Midtown district of Montreal on Sept. 17.

The renovated 1,900-sq.-ft. space at 5329 Ferrier St. is equipped with executive offices, closing rooms, a kitchen and a large boardroom with video conferencing. Furnished by Montreal home decor specialists Ambienti Design and District A, this location will house the management team, as well as the current roster of 16 brokers with room to grow.

“We wanted a space where people feel at home in an up-and-coming area that is easily accessible with plenty of parking,” says Sacha Brosseau, the company’s founder and CEO. “During these challenging times, we have made sure to fully service our brokers from a distance. Now, our growing family has a place they can call home.”

Chris Stuart, CEO of Berkshire Hathaway HomeServices, says, “Since Sacha joined our network earlier this year, we have eagerly anticipated his moves to establish the brand in Quebec.”

Brosseau says he plans to take his time to “select the right brokers, which will add to the culture of family.

“My partners and I have been friends for many years and have always counted on one another in good and bad times. This is the culture that we want for our organization. It’s not about what you bring in financially, it’s about what you can add to make the team better,” he says.

The brokerage plans to expand in other areas of the province, but Brosseau says, “I don’t see us ever being over 100 brokers in the whole province. Our goal is to get the right real estate professionals in the right areas, which will offer the best service to their clients, just like the exceptional team of brokers we currently have.”

Berkshire Hathaway HomeServices Toronto Realty has expanded to the west end of Toronto and added two high-profile teams – The Paul Nusca Team and the Andrea Morrison Team.

“It’s nearly impossible to drive through the West End without seeing a Paul Nusca or Andrea Morrison sign,” says Mark Wadden, CEO of Berkshire Hathaway HomeServices Toronto Realty.

Nusca was recognized as the number four team in the Royal LePage network and combined, Nusca and Morrison have been involved in 10 per cent of real estate market transactions in the West End of Toronto, says Berkshire Hathaway HomeServices Toronto Realty in a news release.

“When launching into Canada, we envisioned exactly the calibre of agents that Paul and Andrea represent. With their addition, I couldn’t be more excited for the opportunity to launch this new division of our company,” says Toronto Realty’s senior partner and broker of record Stephanie Newlands. She will also become the broker of record for the new office, which will open in The Kingsway area.

“Andrea and I have been with Royal LePage for over 50 years combined. So, it goes without saying that switching to a different brokerage was not a decision to be taken lightly,” says Nusca. “That said, I’m thrilled with the opportunity to work alongside the team at Berkshire Hathaway HomeServices Toronto Realty. I’ve always admired Warren Buffett and the multitude of brands that he has created over the years. So, when the chance presented itself to work under such a powerful brand, I leapt at the opportunity.”

Morrison says the Toronto Realty leadership team influenced her decision to join. “The infrastructure and the support systems that Toronto Realty has built are truly second-to-none. I’m also looking forward to taking advantage of the global referral network and having access to a large pool of international buyers,” Morrison says.

Berkshire Hathaway HomeServices, a U.S.-based real estate brokerage franchise network with more than 50,000 agents and nearly 1,500 offices throughout the U.S., Europe and the Middle East, is coming to Canada.

Toronto-based Blue Elephant Realty will officially join the network on March 18, operating as Berkshire Hathaway HomeServices Toronto Living Realty. The luxury residential brokerage was founded in 2015 by Blair Johnson and Mark Wadden, who along with Stephanie Newlands are the principals of the company.

Berkshire Hathaway HomeServices owns more than 40 real estate brokerage brands in the United States, including Long & Foster, Wood Bros Realty and Huff Realty. It also owns mortgage and insurance companies. It is a subsidiary of Berkshire Hathaway Inc., which owns 63 companies including such well-known brands as Duracell, Geico, Heinz, Kraft, Dairy Queen and Fruit of the Loom. Its CEO is billionaire Warren Buffett.

“Establishing a franchise presence in Canada has been a major focus of our network’s global expansion,” says Gino Blefari, chairman of Berkshire Hathaway HomeServices, in a news release. “To that end, we are delighted to have innovative market leaders like Blair, Mark and their team join the Berkshire Hathaway HomeServices network and we look forward to supporting their continued growth.”

Johnson, president and broker of record of the company, says one of the reasons why Berkshire was attracted to Blue Elephant Realty is “because we have a very modern company, a very modern approach to things. We think we are the best-kept secret in real estate because (although) we are a little independent, we act like a big company.

“If you want to be a high-service brokerage, which we are, you better do a lot of things for your Realtor. They can go and get technologies elsewhere – what they need from the brokerage is really great training and really great support and they want you to do some stuff for them.”

That “stuff” includes social media advertising, website design and CRM implementation, says Johnson. “It’s not just that we have the tools, it’s that we actually do the work for you,” he says. “I think that’s what’s really going to be unique about what we offer. I don’t think there is anyone who will compete with us.”

Wadden, the CEO, says the brokerage had been involved in merger talks with another brokerage for about a year, but when an opportunity came up to talk to Berkshire, they flew to the company’s California headquarters and after four days, decided to make the move.

“We carved out a very big territory for ourselves – basically all of the GTA – so we have a lot of work to do,” Wadden told REM. “We are in acquisition and partnership mode.”

He says one of the company’s focuses will be on working with large teams and high gross-commission teams.

“We are looking to make big moves within our territory,” says Johnson. “We are looking for people who want to want to be partners – maybe they are currently Realtors but they want something more than that – they want a legacy. Those are the type of people we want to reach out to us.”

“We are excited about this next stage in our evolution as industry leaders,” says Newlands, senior VP of sales, in a news release. “By joining the Berkshire Hathaway HomeServices network, which carries the name of one of the world’s most respected companies, we will have the capabilities for providing our clients with an unparalleled level of resources and personalized services.”

Wadden has a background in medical emergency response, including a vice president role in an air ambulance operation and 14-year career as a critical care helicopter paramedic. He was born in Cape Breton and has lived in Toronto for 10 years.

Johnson is from Toronto. He built and sold his own successful small business. His career in real estate started out with him investing in his own properties.

Newlands began her career in pre- construction sales.
